The property currently comprises a nine-storey office building, including two basement levels. The project includes an extension towards the courtyard and the addition of a full extra floor. Following the refurbishment and expansion, the building's gross floor area will increase from approximately 6,500 square metres to around 8,640 square metres.
"Strøm Gundersen brings solid expertise, extensive experience from complex refurbishment projects, and a collaborative approach that fits well with the way we work. We are confident that we have found a partner who will help realise our ambitions for Kronprinsens gate 9 in terms of quality, sustainability and user experience," says Gunnar Fredriksen, Project Director at Linstow.
The project includes extensions towards the courtyard on all floors and the addition of one extra storey. The building will feature two basement levels with parking, a civil defence shelter, changing facilities and technical rooms. The ground floor will include a fitness centre and a shared cafeteria, while floors two to eight will provide modern office space with flexible work areas and meeting facilities. A rooftop terrace will also be created.
"We greatly appreciate the trust Linstow has placed in us. This project combines complex logistics with ambitious sustainability targets, making it an excellent match for our expertise. We look forward to delivering a modern office building in close collaboration with Linstow," says Tormod Solberg, Executive Vice President Building at AF Gruppen.
The property will be certified to BREEAM-NOR Excellent and achieve Energy Performance Certificate (EPC) Class A. The project forms part of Linstow's long-term strategy to develop attractive and sustainable office properties in central Oslo.
"Kronprinsens gate 9 enjoys an exceptional location, and we see strong market demand for modern office space offering high quality, flexibility and outstanding sustainability credentials. Through this refurbishment, we are giving the building a new lease of life while preserving its existing qualities," says Gunnar Fredriksen.
The contract has a value of NOK 284 million, excluding VAT, and will be delivered as a collaborative design-and-build contract. Construction is scheduled to commence in autumn 2026.
